Sprawling Kalea Heights condo debuts in Cebu | Daily Tribune

DMCI Homes is making its first foray into the Cebu real estate market with Kalea Heights, a 4.6-hectare residential condominium set to transform urban living in the Queen City of the South.

Located along Good Shepherd Road in Barangay Guadalupe, the four-building development embodies DMCI Homes’ commitment to expansive, open spaces and lush living environments.

In its first phase, DMCI Homes plans to initially launch 600 units. The total investment for the development is projected at around P24 billion.

First to be launched among the four towers is the 41-story Leia Building that offers a mix of one-, two- and three-bedroom units in sizes ranging from 29.5 square meters (sqm) to 88.5 sqm.

Unprecedented

In a media briefing held in Cebu City, DMCI Group chairman Isidro Consunji highlighted the value DMCI Homes is adding to the Cebu real estate market through Kalea Heights.

“Here in Cebu, we’ve observed that other developments’ approach to solving urban lifestyle is different from ours. I think our approach is superior in terms of value, in terms of features, in terms of open space and so forth,” Consunji said.

DMCI Homes president Alfredo Austria said the arrival of DMCI Homes in Cebu has long been anticipated yet the company took time to ensure that what it brings to Cebu would stand out in a competitive market.

“We don’t want to just offer another product like everybody else is offering. We want to make sure that we will be able to offer something different, something of better value,” Austria said.

Kalea Heights offers 3.6 hectares of open space — the biggest among the condominium complexes in Cebu and among all DMCI Homes developments to date.

The expansive site — divided into four districts namely Dawn, Dusk, Summit and Azure — is equivalent to almost three times the size of Cebu’s Fuente Osmeña Circle and more than twice the size of the Cebu Provincial Capitol and the Mactan Shrine.

Packed with outdoor amenities, Kalea Heights encourages residents to unwind, exercise, or simply enjoy the surrounding greenery and fresh air.

Innovative

Each unit at Kalea Heights is equipped with built-in, commercial-grade fiber internet, making it ideal for work-from-home and online learning.

The development also incorporates DMCI Homes’ proprietary Lumiventt® Design Technology, designed to enhance natural light and airflow throughout corridors and individual units, ensuring a well-ventilated and comfortable atmosphere year-round.

Amenities

At Kalea Heights, residents will have access to an array of resort-inspired amenities including swimming pools, jogging and bike trails, a pet park, an amphitheater, playcourts, open lounges, a central plaza and unique “Sky Bridges” connecting the towers.

The four-meter-wide “Sky Bridge” offers convenient access to an additional 1.5 hectares of open space at the towers’ roof-decks with breathtaking 360-degree views of the surrounding landscape.

These roof-decks, envisioned as “Sky Parks,” are lushly landscaped to create a peaceful sanctuary above the city, providing a natural escape where residents can take in fresh air and enjoy panoramic vistas. Depending on their location within the property, residents can enjoy serene mountain views, captivating sunrises, stunning sea views, or breathtaking sunsets.

Investment

Kalea Heights is strategically located near prominent Cebu business hubs such as 8 Banawa Centrale, Paseo Arcenas, Cebu IT Park, and nearby shopping centers like One Pavilion Mall, Ayala Malls Center Cebu and SM Seaside City Cebu. Schools, hospitals and other essential services are within reach.

Kalea Heights’ central location translates to high rental demand, supported by DMCI Homes Leasing Services.

Kalea Heights is part of DMCI Homes’ expansion into key regions outside Metro Manila, adding to its growing portfolio of over 80 projects nationwide in its 25 years in the real estate industry. With developments in Baguio City; Tuba, Benguet; San Juan, Batangas; Boracay; and Davao City, the company continues to provide quality residential options across the Philippines.

In Cebu, DMCI Homes’ sister firm, pioneering construction company DM Consunji Inc., (DMCI) has a strong presence, having been part of the consortium that built the Cebu-Cordova Link Expressway.

This flagship project in Cebu City offers units priced from P5.7 million to P13.4 million. Turnover is scheduled in December 2029.
