In partnership with the Tagle Group, the 51-storey tower was developed, introducing an unprecedented engineering feat to Ayala Land’s residential portfolio: the Double Bottom-Up Construction Method.

Engineering the impossible
With an unnatural marking in the center of the Makati Central Business District (CBD), the project team faced a formidable logistical puzzle. Enter MDBI Construction Corporation — a powerful joint venture between Ayala Land’s Makati Development Corporation and Paris-based global giant Bouygues Construction.
Rather than waiting for deep excavation to finish before building upward, MDBI deployed the Double Bottom-Up technique, first time the technique being used in Ayala Land’s residential portfolio.
This allows basement excavation to happen simultaneously. Permanent structural slabs are cast sequentially downward from the top levels as digging progresses underground, providing critical lateral support to surrounding retaining walls.
This clever approach not only slashes months off the construction timeline — with base build targeted for completion well ahead of schedule — but also drastically minimizes structural displacement, safeguarding adjacent properties in the dense urban core.

Park Villas is as much an architectural triumph as it is an engineering one. Beyond its innovative skeleton, the residence brings together an elite roster of international and Filipino design powerhouses. New York and Toronto-based Yabu Pushelberg, architectural titan Skidmore, Owings & Merrill, and Thailand’s P Landscape Company collaborate alongside top-tier local firms like Aidea and Sy Squared.
