Data from the Bangko Sentral ng Pilipinas’ Residential Property Price Index showed that the Calabarzon region accounted for the largest share of approved housing loans nationwide during the second quarter of last year, while the Balance Greater Manila Area posted the strongest annual increase in housing prices. The figures point to sustained demand for residential properties outside Metro Manila.
Infrastructure development has played a central role in the region’s expansion. Ongoing expressway projects have significantly improved connectivity between Southern Luzon and the capital, reducing travel times and increasing the accessibility of residential and commercial areas. Additional road, rail and transport hub projects are expected to further strengthen mobility and support long-term regional growth.
Beyond transportation, Southern Luzon has developed into a more self-sustaining residential area with expanding access to schools, hospitals, commercial centers and lifestyle destinations. The availability of these services has made the region an increasingly attractive alternative to living within Metro Manila.
