After a 20-year litigation over a land dispute, the Regional Trial Court (RTC) of Muntinlupa has authorized Harbin Property Holdings Inc. (Harbin) to enter San Jose Village Alabang to enforce its legal rights over the contested property.
In January 2026, the local court granted Harbin's motion to access the village gates and the road network leading to the property. Although the San Jose Village Homeowners Association (SJVA) challenged the order before the Court of Appeals (CA), no temporary restraining order or preliminary injunction has been issued, leaving the RTC's order fully enforceable.
The order follows a series of court rulings consistently recognizing Harbin's rights over Lot 224 within San Jose Village Alabang.
In 2016, Harbin filed a complaint for recovery of possession against the SJVA, initiating the legal dispute.
The Metropolitan Trial Court (MeTC) in Muntinlupa ruled in favor of Harbin in 2018 and ordered the SJVA to vacate the property.
The ruling was later affirmed by the RTC, which also denied the SJVA's motion for reconsideration.
In August 2020, the RTC issued a writ of execution in favor of Harbin, granting it the legal authority to enforce its ownership of the property. The Court of Appeals affirmed the lower courts' rulings in 2024, making the writ final after the SJVA failed to file a petition for review before the Supreme Court.
With the January 2026 entry order, a final writ of execution, and no injunction standing in its way, Harbin is expected to enforce its legal ownership of the property in San Jose Village Alabang, Muntinlupa City.
