Strong buyer demand has pushed property prices at Megaworld’s Ilocandia Beach Village up by 24 percent just four months after its launch, highlighting growing interest in beachfront township developments in Northern Luzon.
Lot prices at the 19.4-hectare residential village along the western coastline of Laoag City increased from P28,800 per square meter at launch in March 2026 to P35,300 per square meter as of the end of June.
Megaworld said the project’s first phase sold out within weeks of its launch, citing sustained buyer interest in the development.

More importantly, it validates Megaworld’s vision of creating a world-class beachfront township that offers a complete integrated community where residents can enjoy the best of resort living every day,” said May Santos, head of sales and marketing of Ilocandia Coastown.
Ilocandia Beach Village forms part of the company’s 84-hectare Ilocandia Coastown township in Laoag City. The master-planned residential enclave will offer 446 lots ranging from 230 to 406 square meters.
The development will feature a two-story clubhouse, a central park, jogging paths, linear parks, and multi-play courts.
It will also be complemented by the Ilocandia Beach Club, which Megaworld said will be Laoag City’s first beach club. Planned amenities include direct beach access and a promenade lined with restaurants, cafés, retail shops, and alfresco dining areas inspired by beach destinations such as Sentosa in Singapore and Manly and Bondi beaches in Sydney, Australia.
Land development for Ilocandia Coastown is scheduled to begin early next year.
Megaworld, which marked its 37th anniversary in June, currently has 37 townships covering more than 7,000 hectares across Luzon, Visayas, and Mindanao. The company said it has developed more than 800 residential projects nationwide and remains the country’s largest office landlord and hotel operator in terms of room keys.
