Global-Estate Resorts, Inc. (GERI), a subsidiary of Andrew L. Tan-led Megaworld Corp., is expanding its residential portfolio with a new high-end village at its Nascala Coast estate in Batangas—a move expected to generate P7 billion in sales by 2032.

The company informed the local bourse on Thursday that it is developing Villa Scala, an 18-hectare residential village within the 116-hectare Nascala Coast in Nasugbu, Batangas. 

The project will offer 217 lots, with sizes ranging from 407 square meters to 1,081 square meters.

“Villa Scala captures the essence of Nasugbu's distinct allure, where pristine beaches, breathtaking mountain vistas, and a deep appreciation for nature welcome everyone.

With this village, we envision to continue developing Nascala Coast into a thriving coastal address where generations of families can flourish,” said Rachelle P. Hernandez, first vice president, Megaworld Global-Estate, Inc.

Villa Scala will be built within Nasugbu’s coastal corridor, home to several resorts and private beach communities. Future residents will have access to a nearby marina for yachting, sailing, and other marine activities.

The village will include the Villa Scala Clubhouse, a cliffside structure near the beach designed in Positano-style Mediterranean architecture.

The clubhouse will feature ocean and landscape views through floor-to-ceiling glass walls, an infinity pool on a cantilevered deck, function rooms, a fitness center, and an open courtyard.

GERI said nearly 40 percent of the village will be dedicated to parks and open spaces. Roads will be up to 15 meters wide, and utilities will be placed underground to preserve views.

Construction of Villa Scala is scheduled to start next year, with completion targeted by 2032.

The development is about 2.5 hours from Metro Manila and an hour from Tagaytay, accessible via South Luzon Expressway, Manila-Cavite Expressway, and Ternate–Nasugbu Highway. The upcoming Cavite–Batangas Expressway is expected to improve travel time.

GERI said Nascala Coast is being developed as an integrated leisure estate, combining residential villages, condominiums, commercial hubs, leisure areas, and mixed-use centers.
