Two properties linked to Vice President Sara Duterte and her husband, Atty. Manases “Mans” Carpio, did not appear to match entries in Duterte’s Statements of Assets, Liabilities and Net Worth (SALN) presented during her impeachment trial Thursday, according to deed registrars from Davao City and Samal.
Davao City Register of Deeds Kathy Florence Baldonado and Samal Register of Deeds Marco Pineda testified on property documents presented by the prosecution involving transactions in 2018 and 2024.
The prosecution presented records for a 379-square-meter property in Juna Subdivision, Matina Crossing, Davao City, which Carpio bought for P6 million on 2 July 2024. The property was later mortgaged for P8 million on 27 August 2024.
Asked to compare the documents with Duterte’s 2025 SALN, Baldonado said the property details did not clearly match any entry in terms of price, location or mode of acquisition.
“Based on the records that I have, there was nothing… in terms of price and the place, the mode of acquisition here indicated is construction and on our document is deed of sale,” Baldonado said.
The defense, however, sought to link the property to a P10-million property declared under Carpio’s name in Duterte’s 2024 SALN.

Baldonado acknowledged that the assessed value in the tax declaration matched the assessed value of the P10-million SALN entry but said she could not determine whether they referred to the same property.
“But I am not the proper person to determine whether it was declared or not,” Baldonado said.
The tax declaration showed a market value of P1.86 million for the land and P6.99 million for the building, or about P8.86 million combined.
The prosecution maintained that the P6-million property did not directly match a property declared in Duterte’s SALNs.
A second property involved a parcel in Matanos, Island Garden City of Samal, which Pineda said was bought for P3 million on 15 March 2018.
Shown Duterte’s 2019 SALN, Pineda said there was no entry that “perfectly matches” the property in the deed of sale.
Presiding officer Sen. Francis “Chiz” Escudero said he also did not find the Matina property specifically listed in Duterte’s 2025 SALN, although he noted that SALNs do not require exact property areas to be stated.
