Real estate developer Kaia Homes Inc. launched a 48-hectare mass-housing project here Saturday, aiming to provide affordable homes to roughly 7,000 residents under a national government housing program.

The project, Kaia Homes Tarlac, is located in Barangay Armenia and was developed by CBDI under the Department of Human Settlements and Urban Development’s (DHSUD) expanded Pambansang Pabahay Para sa Pilipino program (4PH).

The administration initiative by President Ferdinand Marcos Jr. targets low-cost socialized housing for minimum wage earners and first-time homebuyers.

Company officials said the subdivision will feature 7,066 units built across four development phases. The project includes managed road networks, community facilities, parks and playgrounds.

The standard units will use the Naya Townhouse model, a two-story structure with 32 square meters of floor area. Lot sizes range from 30 square meters for inner units to 41 square meters for end units.

Each house includes provisions for two bedrooms, one bathroom, and a motorcycle or e-bike parking space.

To keep financing accessible for low-income buyers, the development leverages the subsidized 4PH program interest rates, which sit at around 3 percent.

Kaia Homes said the development aims to provide Filipino families with quality structures and planned communities that exceed traditional socialized housing standards by offering security and dignity to working-class citizens.
