The New Urban South: Why more homebuyers are choosing Ananda Square Las Piñas

For decades, the Philippine property market revolved around a handful of familiar addresses.

Makati, Ortigas, and later Bonifacio Global City became the default choices for professionals seeking proximity to work and investors looking for long-term value.

Today, however, the conversation is changing.

Rising property prices, heavier traffic congestion, and evolving work arrangements have encouraged many Filipinos to reconsider what they truly need from a home. Increasingly, buyers are prioritizing

convenience, accessibility, lifestyle amenities, and financial practicality over simply living near a central business district.

As these priorities shift, attention has gradually turned toward Metro Manila’s southern corridor, where cities such as Las Piñas are emerging as attractive alternatives for both homeowners and investors.

Among the developments benefiting from this transformation is Ananda Square, Cathay Land’s award-winning mixed-use condominium project along Alabang-Zapote Road.

A City Positioned Between Two Growth Engines

Las Piñas occupies a unique position on the map.

To the north lies the urban core of Metro Manila which includes neighboring Alabang. To the south are the rapidly growing provinces of Cavite, and Laguna. This strategic location allows residents to enjoy the conveniences of city living while maintaining direct access to the expanding economic opportunities of the CALABARZON region.

Major transportation networks further strengthen this advantage. The South Luzon Expressway (SLEX), Skyway System, and Manila-Cavite Expressway (CAVITEX) connect the city to key destinations across the metropolis. The ongoing LRT-1 Cavite Extension is expected to provide even greater mobility in the years ahead, making public transportation a more viable option for thousands of residents.

These infrastructure investments are helping redefine how people evaluate location. For many buyers, being connected to multiple destinations has become more important than being physically located beside a single business district.

This evolution is particularly evident among young professionals, entrepreneurs, and growing families who want flexibility without compromising convenience.

The Rise of Self-Contained Communities

Another notable trend in residential development is the growing preference for communities that integrate daily necessities within a single address.

Rather than spending valuable time traveling between home, work, dining establishments, fitness centers, and essential services, many residents now seek developments that bring these functions together.

This shift has contributed to the popularity of mixed-use communities, where residential, commercial, and lifestyle components coexist within a walkable environment.

Ananda Square was planned with this concept in mind.

Located along one of Las Piñas City’s busiest commercial corridors, the development combines residential towers with a growing commercial strip mall designed to serve both residents and the surrounding community.

Several establishments are already operating within the project, including Toss Eat Unli Wings, Thai Mango, 7-Eleven Convenience Store, Perfect U Aesthetic and Wellness Center, and Gold’s Gym.

Additional dining, retail, health, and service-oriented businesses are expected to further enhance the community experience.

The result is a development where many daily needs can be addressed within a short walk from home.

Designed Around Everyday Living

While location remains critical, modern buyers are paying closer attention to how a property functions on a day-to-day basis.

Ananda Square responds to this demand through carefully planned residential spaces that prioritize efficiency and flexibility.

Studio and one-bedroom units feature a pillar-less design approach that maximizes usable floor area and creates more adaptable living environments. The layouts allow residents to make the most of every square meter while maintaining comfort and functionality.

Certain penthouse configurations also provide opportunities to combine adjacent units, offering greater flexibility for homeowners with changing lifestyle requirements.

Beyond the private living spaces, the development incorporates a range of amenities intended to support both productivity and relaxation.

A grand reception lobby designed by Atelier Almario creates a welcoming arrival experience, while the study lounge provides a dedicated space for students, entrepreneurs, and remote workers. The Social Hall accommodates gatherings and celebrations, while landscaped pocket gardens located on every floor introduce greenery and natural ventilation throughout the building.

Together, these features reflect a growing emphasis on creating environments that support holistic urban living.

Bringing Resort-Inspired Experiences Closer to Home

Residential developments are no longer seen merely as places to sleep after work. They have become spaces for recreation, wellness, social interaction, and even professional activity.

Recognizing this shift, developers have increasingly incorporated lifestyle-oriented amenities into their projects.

One of Ananda Square’s most distinctive features is the Aquatrium, a resort-inspired pool complex designed to provide residents with a relaxing escape from the demands of daily life. Complete with a lap pool, kiddie pool, and lounging areas, the amenity serves as a focal point for recreation and community interaction.

Combined with landscaped common areas and open spaces, these amenities help create an environment that encourages balance between work, leisure, and personal well-being.

Expanding Access to Homeownership

Perhaps one of the most significant developments in the housing sector is the growing availability of financing solutions that make homeownership more attainable.

For many aspiring homeowners, affordability is not determined solely by the purchase price of a property but by the accessibility of financing options.

Ananda Square’s accreditation under the Pag-IBIG Fund housing program provides qualified buyers with an opportunity to secure financing through one of the country’s most established home lending institutions. Depending on eligibility, buyers may take advantage of minimal upfront cash requirements and repayment terms extending up to 30 years.

These financing programs continue to play an important role in helping more Filipinos transition from renting to owning, particularly in high-growth urban areas where demand for housing remains strong.

Looking Ahead

The growing appeal of Las Piñas reflects broader changes taking place throughout Metro Manila’s residential market.

As buyers place greater emphasis on connectivity, lifestyle, affordability, and convenience, communities that successfully combine these elements are likely to remain attractive in the years ahead.

For Cathay Land, the continued expansion of Ananda Square represents confidence in this evolving market and in the long-term potential of the Urban South.
