The village also offers what are positioned as legacy lots —spaces intended not only for future residents but also for those looking at property as a long-term investment.
FOR vecinos, this means faster trips to and from Metro Manila, Batangas, and the greater CALABARZON region, with connectivity designed right into where they live.

BROOK Village is where everything you need to begin would fall in place.
FOR families looking for more space, Sierra Village offers a more expansive residential experience.
LIVE life to the fullest at Meadow Village, a premier residential development that lets you build the kind of life worth investing in.
There’s something appealing about a home that offers more than four walls and a roof — a place where green spaces, everyday conveniences and a sense of community naturally become part of the way you live.
That lifestyle vision has earned The Villages at LIMA Estate the title of Best Lifestyle Housing Development in the Philippines at the 14th PropertyGuru Philippines Property Awards, recognizing its approach to creating a future-ready residential community where homes, nature, work and leisure come together.
Spanning 49 hectares within LIMA Estate, The Villages is designed around three distinct residential communities: Brook, Sierra and Meadow. Each village offers its own character and residential experience, giving families and future homeowners different ways to define what living well means to them.
At the heart of the development is the idea of letting life unfold with greater ease. Gated entrances and guarded points provide a sense of security, while Savannah Avenue — the community’s spine road — connects the villages through scenic drives and tranquil walks.
Beyond the homes, the development places emphasis on the spaces in between. Pocket parks, T-gardens, greenbelts and central amenity areas create opportunities for residents to step outside, slow down and connect with their surroundings — and perhaps with the neighbors who share the same address.
Three villages, three ways to live
Brook Village offers an accessible starting point for families looking to build their lives within LIMA Estate. Located approximately 780 meters from the Lipa Main Entrance, the 17-hectare community places residents close to commercial establishments and employment opportunities within the estate. Its right-sized homes and lots are designed around the practical needs of starting a home and growing into it.
For families looking for more space, Sierra Village offers a more expansive residential experience. Situated about one kilometer from the Lipa Main Entrance, the 18-hectare village features larger house-and-lot cuts, with homes offering three to five bedrooms, maid’s quarters and provisions for up to two vehicles. It is designed for families who want to make more room for the life they are building.
Then there is Meadow Village, the most premier offering within The Villages. With residential lots ranging from 250 to 1,500 square meters, Meadow introduces a more relaxed take on upscale countryside living. Built around a natural creek, the community incorporates greenways, gardens and open spaces, creating a setting where quiet mornings, leisurely afternoons and long-term plans can coexist.
The village also offers what are positioned as legacy lots — spaces intended not only for future residents but also for those looking at property as a long-term investment.
Together, Brook, Sierra, and Meadow reflect different stages and interpretations of modern Filipino living. Whether it is starting a family, making room for a growing household, or investing in a home meant to last for generations, each village is connected to the wider LIMA Estate ecosystem.
Developed by Aboitiz Land, the real estate arm of the Aboitiz Group, The Villages at LIMA Estate builds on the company’s more than three decades of experience in creating communities designed around the evolving needs of Filipino families.
Ultimately, its lifestyle proposition is simple: home does not have to stop at the front door. It can extend into the streets you walk, the parks where you pause, the neighbors you meet and the opportunities that surround you.
