Thousands of working-class families in General Santos City are set to benefit from a new socialized housing project under President Ferdinand R. Marcos Jr.’s Expanded Pambansang Pabahay para sa Pilipino (4PH) program, which is now quickly taking shape in the city.

On Tuesday, Department of Human Settlements and Urban Development (DHSUD) Secretary Jose Ramon Aliling inspected the first batch of house-and-lot units ready for turnover in the subdivision-type project enrolled under the Expanded 4PH.

“In line with President Marcos Jr.’s directive for a more inclusive housing program, the Expanded 4PH has options for everyone — from the working class to the informal sector. We’ve not only expanded coverage for beneficiaries, but also the areas where we implement projects — from Luzon, Visayas, to Mindanao. You can expect more projects like this in the coming months,” Aliling said.

Located in Barangay Apopong, the Deca Homes Gensan 2 project will have 7,430 house-and-lot units once completed. The homes will be offered under the Pag-IBIG Fund’s subsidized home loan, making homeownership more attainable for middle and working-class families in the region.

The first batch of units has been completed and is set for turnover this March by Deca Homes, one of the country’s leading affordable housing developers.

According to Alexander Sotto, chief operating officer of Deca Homes, 600 units were sold in just four months, and the company plans to construct 200 units per month to meet ongoing demand.

The project underscores DHSUD’s commitment to expanding the 4PH program beyond major metropolitan areas, bringing dignified, secure housing to regional growth centers across the Philippines.

Spread across 498,600 square meters, the development will include open spaces, parks, and community facilities to create organized and livable neighborhoods.

“This project in General Santos City shows that the Expanded 4PH program isn’t just for urban centers in Luzon. We are building communities where Filipino families can thrive — living with dignity, security, and renewed hope, just as President Marcos Jr. envisioned,” Aliling said.
