AyalaLand Logistics Q3 net income rebounds on strong industrial sales, leasing

AyalaLand Logistics Holdings Corp. (ALLHC) sustained its recovery momentum through the third quarter of 2026,bolstered by accelerated revenue recognition from industrial lot sales and strong performance across its leasing portfolio.
The industrial and real estate logistics developer, a subsidiary of property giant Ayala Land Inc., posted a consolidated net income of ₱62 million for the third quarter alone, driven by robust industrial lot sales and sustained growth in its logistics properties.
The third-quarter performance significantly narrowed ALLHC's nine-month net income decline to 9%, totaling ₱73 million on consolidated revenues of ₱2.5 billion.
The rebound successfully reversed a steep 90% year-on-year profit drop recorded during the first half of the year.
"Navigating a challenging market backdrop, the sequential improvement in our third-quarter net income reflects strong progress in securing key tenants across our leasing business and capitalizing on continued demand for our industrial lots," said ALLHC president and Chief Executive Officer Robert S. Lao.
"Moving forward, we remain focused on stabilizing and strengthening our overall portfolio."
The company's recurring leasing platforms delivered solid growth, with total leasing revenues reaching ₱1.6 billion for the nine-month period, marking a 9% increase year-on-year.
Cold storage operations led the segment, surging 76% year-on-year to ₱355 million in revenues.
The cold chain expansion was fueled by higher facility utilization rates and full-year revenue contributions from newly integrated sites, including Artico Iloilo and Artico Urdaneta.
Dry warehouse leasing rose 5% to ₱585 million during the nine-month period, supported by stable operational activity and improved occupancy rates across the company's nationwide warehouse footprint.
Meanwhile, industrial lot sales generated ₱903 million in recognized revenue. Signaling strong forward demand, industrial lot sales reservations jumped 23% year-on-year to ₱1.3 billion, pointing toward steady revenue conversion in upcoming quarters.
Commercial leasing revenues stood at ₱646 million, down 7% due to softer retail market conditions.
With increased utilization of cold chain storage capacity and growing industrial land take-up, ALLHC enters the final quarter of 2026 with strong operational momentum across its core logistics infrastructure.
