The Philippine property scene had its night of nights as 16 organizations emerged as winners across 46 categories at the 14th Annual PropertyGuru Philippines Property Awards, held during a black-tie gala at Shangri-La The Fort, Manila on 20 August.

Carrying the theme “Defined by Excellence,” this year’s awards celebrated the people, places and ideas shaping the country’s real estate landscape — from residential and commercial developments to hospitality, industrial, mixed-use projects, architecture, interior design, sustainability and social impact.

Cebu Landmasters, Inc. made a major comeback, securing its second Best Developer title and marking its first win in the category since 2019. The Visayas-based developer also took home Best Housing Developer, Best Developer (Visayas) and Best Developer (Mindanao), reinforcing its growing presence beyond its home region.

Its portfolio also stood out across several categories. Radisson RED Cebu Mandaue was named Best Next Gen Hotel Development, while North Grove at Pristina Town and The Wave Towers won Best Mid End Condo Development (Metro Cebu) and Best High End Condo Development (Metro Cebu), respectively. Casa Mira Homes GenSan was recognized as Best Housing Development (Mindanao), while Astra Lifestyle Centre earned Best Retail Architectural Design.

New chapter for Philippine real estate

Beyond the major names, the awards reflected the increasingly diverse character of Philippine real estate, with developers from different regions bringing their own take on community-building, design, sustainability and lifestyle.

Aboitiz Economic Estates won Best Industrial Developer, Best Sustainable Commercial Developer and Best Developer (Luzon), with Aboitiz Land also recognised for The Villages at LIMA Estate.

Landco Pacific Corporation took home Best Lifestyle Boutique Developer, Best Sustainable Residential Developer and Best Luxury Developer, while The Spinnaker was named Best Condo Development (Philippines) and Best Condo Development (Luzon). Idesia by P.A. Properties Hankyu Hanshin Inc. won Best Housing Development (Philippines), among other distinctions.

Filinvest Land, Inc. was named Best Large-Scale Housing Developer, with Claremont and Futura Homes Palm Estates also receiving recognition. Taylormade Development Corporation took Best Townhouse Developer and was honored for Aurella Ridge.

Meanwhile, Damosa Land, Inc. was named Best Boutique Developer, alongside a win for TRYP by Wyndham Samal. PHirst Park Homes Inc. received the Best Community Developer title, with PHirst Park Homes Gen San among its winning projects.

Primehomes Real Estate Development Inc. earned the Sustainable Residential/Township Developer award, alongside recognition for The Reserve, while Armed Forces and Police Mutual Benefit Association Incorporated was named Social Impact Champion.

Other recognized developments and companies included Aseana Residential Holdings Corp. for MidPark Towers; Federal Land NRE Global, Inc. for Riverpark Gateway District Showroom and The Observatory Sales Pavilion; PH1 World Developers for Avesta Residences; and Wee Community Developers Inc. for Destine Davao and Newtowne Dasmariñas.

People behind the places

The evening also turned the spotlight on the personalities shaping the Philippine property industry.

Jorge L. Araneta, CEO, chairman and president of Araneta Group, received the Life Achievement Award for his decades-long contribution to township development and the evolution of Araneta City as a major retail and mixed-use destination.

Lourdes T. Gutierrez-Alfonso, president and CEO of Megaworld Corporation, was named Real Estate Personality of the Year for her transformative role in developing integrated townships and districts nationwide.

Representing the industry’s next generation, Monica D. Lorenzo, director for leisure and business development at Torre Lorenzo Development Corporation, received the Rising Star award for her growing influence and contributions to Philippine real estate.

Beyond buildings

For PropertyGuru Asia Property Awards and Events managing director Jules Kay, this year’s winners reflect an industry that continues to evolve despite global challenges.

“The PropertyGuru Philippines Property Awards has produced yet another diverse and distinguished roster of winners in 2026,” Kay said, noting the strength of both established names and rising regional players. He highlighted developments that are reshaping skylines, raising the bar for sustainable design and construction, and improving the standard of living for Filipino communities.

Cyndy Tan Jarabata, chairperson of the Awards in the Philippines and president of TAJARA Leisure & Hospitality Group Inc., likewise pointed to the resilience of the local property sector. She noted the growing presence of regional developers, the pursuit of sustainability and wellness certifications, the renewed focus on placemaking and local heritage, and the industry’s move toward more strategic estate planning and portfolio diversification.

Ultimately, the 14th PropertyGuru Philippines Property Awards offered more than a roll call of industry winners. It provided a snapshot of how Filipino real estate is evolving — from simply building spaces to creating destinations, communities and lifestyles that respond to how people want to live, work and connect.

The independent judging panel comprised Cyndy Tan Jarabata; Arch. Gil Coscolluela of W.V. Coscolluela & Associates; Carlo Cordaro of Atelier A; Carlo Rufino of NEO; Jaime A. Cura, Ph.D. of The RGV Group of Companies; Jean Jacquelyn Nathania A. de Castro of ESCA Incorporated; Kathleen P. Obcemea of KPO Beyond Designs Co.; Luis Enrique T. Mangosing of Metro Development Managers Inc.; Michelle Barretto of Vitamin B Inc.; Philip Mareschal of JLL Philippines; and Richard Raymundo of Colliers Philippines.

The selection process was supervised by Diaz Murillo Dalupan and Company – HLB Philippines, led by Ofelia S. Barroga, Lloyd T. Tan, Margaux Zarah Casihan and Remedios Ducay.
