FNG builds the future through global expertise and local vision

EVERY detail of The Observatory reflects the Japanese philosophy that beauty and function should exist in perfect harmony.
Federal Land NRE Global Inc. (FNG) has a straightforward premise: that the best communities come from combining the right kinds of expertise.
A partnership between Federal Land, Inc. and Japan’s Nomura Real Estate Development Co., Ltd., FNG brings together Federal Land’s deep understanding of the Filipino market with Nomura Real Estate’s legacy of precision, long-term planning, and the Japanese principle of kaizen, meaning “continuous improvement”. It is a collaboration that began with The Seasons Residences in Bonifacio Global City, developed alongside Isetan Mitsukoshi, which brought the country’s first Mitsukoshi mall to the Philippines. That project established something important: that this partnership was interested not just in Japanese aesthetics, but in what Japanese design, standard, and discipline could do for the way Filipino families actually live.

RISING in Mandaluyong, The Observatory reflects a complete, convenient, and comfortable city living experience.
That commitment now shapes two developments—one in the center of Metro Manila, and one in the south.
In Mandaluyong, this vision takes a vertical form.
The Observatory, FNG’s first mixed-use condominium development, is designed for the demands of urban life. It aims to bring residences, retail, and workspaces together into a single integrated environment.
Its first residential tower, Sora, draws inspiration from the energy of Tokyo’s Shibuya district. Beyond the views across the Pasig River toward BGC, the development is built around the details that make daily life more manageable, such as co-working spaces for those who work flexibly, fitness and wellness facilities, an entertainment room, a yoga studio, and genkan-style entryways and modular storage that make the most of urban living. The retail podium puts everyday essentials within reach.

INTEGRATING residences, retail, workplaces, and green spaces into one connected community, Riverpark is a future-ready destination where thoughtful planning shapes everyday living.

FNG’s first standalone showroom, The Observatory Sales Pavilion, offers an immersive introduction to Japan-inspired living in Metro Manila. Interactive experience rooms and meticulously designed model units invite visitors to explore the craftsmanship and functionality behind The Observatory.
Set in Mandaluyong City, The Observatory stands as the epitome of complete, convenient, and comfortable city living.
In General Trias, Cavite, the same philosophy finds expression in a more expansive setting. Named after the Japanese word for “dream,” the multi-award-winning Yume at Riverpark is FNG’s first horizontal residential enclave within the emerging Riverpark community, designed around openness, greenery, and spatial ease.
Yume at Riverpark’s cross-cultural aspect is reflected in its Clubhouse, which is developed in collaboration with Japanese design firm UDS and Filipino architect Ed Calma. The community also has walkable, wide streets, parks designed for varied use, and modern Japanese contemporary homes planned around how people actually live. The community also sits within a growing ecosystem: the UNIQLO Logistics Facility, the brand’s largest hub in Southeast Asia, has established its regional base within Riverpark, with SM City General Trias and planned educational institutions adding further opportunity for residents.

YUME at Riverpark features a Japanese garden, a tranquil green space that offers moments of reflection and calm.

While different in form, both developments reflect a unified direction: that meaningful progress is built when global expertise meets local insight.
The Observatory is vertical energy. Yume at Riverpark is a horizontal respite. One responds to the rhythm of the city, while the other embraces the openness of the south. Together, they illustrate how thoughtful planning can create spaces that support both movement and pause, density and openness, city and suburb.
This vision is finding momentum. Following the successful sellout of the first phase of its commercial lots at Riverpark in 2025, FNG is preparing a second phase and its first vertical residential development within the community, expanding its promise of Japanese-inspired living to more Filipino families.
As Philippine cities continue to evolve, the need for developments that go beyond aesthetics becomes more urgent. FNG’s approach is rooted in the understanding that long-term value is created not only through location or design, but through how effectively a space supports the lifestyles and well-being of the people who call it home. Guided by the shared strengths of Federal Land and Nomura Real Estate, FNG continues to build with purpose, creating communities that reflect Filipino and Japanese expertise.
