Cebu Landmasters Inc. (CLI), the Visayas and Mindanao-focused property developer, is expanding its reach beyond its traditional markets with a groundbreaking P12-billion foray into Luzon, the country’s largest island.
The company officially inaugurated its first regional office in Luzon — a 329-square-meter space situated in Makati City — signaling the start of its ambitious race to establish itself as a national player in the real estate scene.
During the media briefing that followed the office’s launch on Wednesday, CLI chairperson and CEO Jose Soberano III said the company will start introducing its first residential developments in the South Luzon area — specifically in Laguna, Batangas or Cavite — by 2026.
The plan will include a horizontal house-and-lot residential community aimed at addressing the growing demand in these areas.
Additionally, the company will also prepare to build a two-tower mixed-use residential development, designed to offer proximity to Metro Manila, which will further strengthen CLI’s presence in the region.
“For land acquisition alone, for the two projects, we’re looking at P5 billion in investments,” Soberano said.
“For the horizontal development’s initial phase that’d be P1 billion or P2 billion. For the two towers of vertical development, that’d be (another) P5 billion,” he added.
Soberano also revealed that CLI is already in talks with several property owners to secure potential sites for its upcoming Luzon developments.
CLI views Luzon as a market with vast opportunities despite the high concentration of property developments in the region.
“There are still many underserved areas in Luzon,” CLI chief operating officer Franco Soberano noted, pointing to the company’s commitment to leveraging its expertise and experience gained from successfully executing over 130 projects across 17 key cities in the Visayas and Mindanao since its establishment in 2003.
