

Colliers Philippines has recognized DMCI Homes’ HomeReady™ Rent-to-Own program as a “fully realized rent-to-own (RTO) model,” setting it apart from similar schemes in Metro Manila’s increasingly competitive residential property market.
The consultancy noted that while many developers merely offer early move-in programs with extended payment terms, DMCI Homes’ approach gives homebuyers flexibility, security, and real ownership potential.
“As far as we know, it’s only DMCI (Homes) that provides this kind of setup where renters can truly transition from renter to owner, with the flexibility to opt out if they choose,” Colliers Philippines said in its briefing with DMCI Homes.
Under the HomeReady™ program, renters sign a lease instead of a contract to sell (CTS), allowing them to test the property before committing to ownership. Renters’ payments—up to 60% of their total lease amount—are deducted from the purchase price if they decide to buy within the lease term, which can last up to 36 months.
By the end of the term, buyers can secure ownership with as little as 10% down payment, financing the remainder through bank or in-house options. Those who choose not to continue may walk away with no further obligations.
Currently, over 36 DMCI Homes properties nationwide are available under the HomeReady™ program, including Kai Garden Residences in Mandaluyong, Prisma Residences and Satori Residences in Pasig, The Atherton in Parañaque, and Verdon Parc in Davao City.
Colliers said the program offers a “win-win” for both buyers and developers—helping renters build equity and transition into ownership while allowing developers to move inventory without resorting to deep discounts that could hurt long-term property values.
As Colliers observed, “Rent-to-own has helped move RFOs,” particularly as buyers in the post-pandemic market seek financial flexibility and lifestyle adaptability.
