
Villar Land Holding Corp. is banking on rising land values and improved infrastructure to drive growth in its 3,500-hectare flagship development, Villar City, which spans southern Metro Manila and Cavite.
The company, part of the Villar family’s listed property group, said on Wednesday that commercial lot pricing in Villar City’s Innovation District currently starts at P345,000 per square meter (sqm), below Filinvest City’s range of P396,000 to P592,000 per sqm and Ayala Land’s Cerca Alabang at P420,000 per sqm.
“These comparable rates validate Villar Land’s fair-value revisions, mirroring actual transaction values in the market,” the company said.
To maintain growth, Villar Land said it will continue to “acquire overlooked and oftentimes undervalued idle land before demand peaks, staging a mix of phased developments to ensure early profits and recurring revenues, financing growth prudently, and eventually delivering tangible returns for its stakeholders.”
Since its official launch in 2023, Villar City has attracted growing interest from investors and residents, driven by improved connectivity and infrastructure.
Pre-selling of residential units and commercial leasing inquiries have also accelerated as developments progress.
“This leaves room for capital appreciation given the ongoing and upcoming developments that will enhance connectivity, introduce new commercial hubs and lifestyle centers, and attract institutional-grade tenants—transforming underutilized plots into vibrant mixed-use districts and unlocking further upside for early investors,” the company added.
Key infrastructure projects such as Villar Avenue, the Muntinlupa-Cavite Expressway, and planned transit links—including an integrated LRT system and Bus Rapid Transit network—are expected to boost accessibility.
Recent and upcoming developments within the estate include the 118-hectare mixed-use district Forresta, Forresta Café, Villar City Stadium, two championship golf courses designed with Curley-Wagner Golf Design, and a new University of the Philippines-Dasmariñas campus.
