Federal Land officially welcomed the holiday season by highlighting its continued partnership with leading Japanese companies in creating Japanese-inspired residential and retail experiences in Bonifacio Global City.

Speaking during a Christmas kickoff event, Federal Land president Jose Mari Banzon said the development reflects the company’s vision of integrating Japanese design, innovation and expertise into thoughtfully planned communities in the Philippines.

“Federal Land is actually committed to bringing Japanese culture to the Philippines,” Banzon said. “There are many projects where we have partnered with many Japanese companies.”

A key component of the development is Mitsukoshi BGC, which offers a Japanese retail, dining and lifestyle experience. Rising above the destination are the four residential towers of The Seasons Residences, developed in partnership with Japanese real estate firms Nomura Real Estate Development and Mitsubishi Estate.

THE Seasons Residences offers an elevated Japanese-inspired living experience, integrating thoughtful design principles with modern urban conveniences.

According to Banzon, these collaborations go beyond design, allowing Filipino residents to experience Japan’s expertise in innovation, construction management and customer service.

“For the residential real estate, what we did was that our partners were able to bring in Japanese culture, the expertise in innovation, in construction management, in customer service,” he said.

The Japanese influence is also reflected in Mitsukoshi’s curated lifestyle offerings, including collaborations with cultural icons such as Sanrio’s Hello Kitty, as well as its mix of dining, entertainment and retail experiences.

The Seasons Residences complements this with Japanese-inspired design principles, modern urban conveniences and direct access to the mall, allowing residents to enjoy retail, dining and cultural experiences within the same community.

Its third tower, Aki, has begun unit handovers, while The Guest House provides residents with an exclusive space for their guests. The fourth and final tower, Fuyu, offers a limited selection of one-bedroom and two-bedroom suites.

The festivities also spotlighted Grand Central Park, Federal Land’s master-planned community in BGC, which houses both Mitsukoshi BGC and The Seasons Residences.

The development recently earned recognition at the Philippines Real Estate Awards 2026, with Mitsukoshi BGC named Best Retail Development and The Seasons Residences receiving Best Mixed-Use Development. Federal Land also took home the night’s highest honor as Developer of the Year.

Banzon expressed his appreciation to the company’s Japanese partners, including Nomura Real Estate Development, for their role in making the development a bridge between Japanese expertise and Filipino urban living.
