Ayala Land Premier, a unit of Ayala Land, Inc., has started building Laurean Residences, its flagship high-end residential tower within the 1.3-hectare Dela Rosa Gardens in Makati, following strong pre-sales of around P10.4 billion since its 2025 launch.
In a report on Wednesday, the company said the start of construction moves the project into its execution phase amid sustained demand for premium, well-located residences in the city’s central business district.
“Laurean Residences was envisioned as an urban sanctuary in the heart of Makati. Today, we’re not just breaking ground — we’re opening a bold new chapter in refined urban living,” Ayala Land Premier President Mike Jugo said.
Located along Paseo de Roxas and Dela Rosa Street, Laurean Residences’ masterplan includes the new BPI headquarters and a 2,700-square-meter urban park.
The development is located near Ayala Triangle Gardens, Greenbelt, and One Ayala, and is linked to Makati’s elevated walkways and green corridors, providing access to central locations and pedestrian routes.
The tower will include units ranging from suites to four-bedroom homes, aimed at professionals and multi-generational households.
The design team—including HB Design, Joyce Wang Studio, and Landscape Tectonix with local consultants—combines international standards with local climate and context.
