Lipa City in Batangas is set to have its first international hotel brand with the recent contract signing for Dusit Princess Lipa between Torre Lorenzo Development Corp. (TLDC), Dusit International, and Dusit Thani Philippines, Inc.
Situated in more than a hectare property in Tierra Lorenzo Lipa, the 152-room hotel is part of the first urban lifestyle center in Lipa City that also houses two residential condominiums. Hotel offerings include an all-day dining restaurant, a fully equipped gym, a swimming pool and function rooms. The hotel is scheduled to be completed in 2021.
“Lipa, Batangas, over the past few years, has exhibited solid economic growth which shows signs that it is an emerging key city. With the addition of Dusit Princess Lipa, Tierra Lorenzo Lipa is expected to change the leisure and real estate landscape in the area,” said Tomas Lorenzo, president and CEO of Torre Lorenzo Development Corp. in a company statement.
“The developers in Lipa have been doing horizontal developments. We wanted something different for Lipa and the whole Batangas,” said Lorenzo in an exclusive interview with this writer. “We are the first one to put a high-rise development in Lipa. We are the first one to put an internationally branded hotel there.”
Lorenzo claims that as a developer, he goes out to understand what the market needs. “When we do road shows abroad, I physically go there and listen to the Filipinos. They told me, umuuwi kami sa Lipa o Batangas pero walang matirhan. (We would go home to Lipa or Batangas but we didn’t have a place to stay.) We kind of put all these together. We already succeeded in university residences. What if our next product would be condos for OFW? And then we asked what they need, and they need a hotel. So they (residential condominiums and a hotel) go together.”
“We went all over the world and looked at different hotel brands and we figured it’s good to be with an Asian brand that has experience in the Philippines and that Filipinos are familiar with,” said Lorenzo.
Dusit International is a Thailand-based multinational hospitality company.
“Since we are an avant-garde real estate company, we don’t follow what everyone else is doing,” Lorenzo explained. “We wanted to do our high-end (property) in Davao — this was five years ago, and so we figured Dusit to be a good brand to have as our partner.”

In January 2019, TLDC will complete Davao’s first luxury complex, which houses the Dusit Thani Residence Davao and dusitD2 Davao hotel in Lanang, Davao City. The company continues to expand its portfolio which features premium university residences, multi-use complexes, leisure destinations and townships across the country.
